Expected Design Areas
In Trench, Expected Design Area is used instead of Lot Size. The following are common situations for establishing your expected design area.
Developed lot
Use the largest remaining area separate from any improvements such as buildings, pathways, gardens, driveways, etc.
Vacant lot
Use the area of the lot less a reasonable area for development.
Undeveloped subdivision with a lot plan
Use the lot size for which the assessment is being made, or if it is not too late in the approval process, use Trench as per Vacant lot.
Undeveloped subdivision without a lot plan
Start with an area equal to the minimum lot size permitted (if one exists) but be prepared to alter the lot size as a result of your Trench assessment (which can be used to help determine the minimum lot size appropriate for site conditions).
WARNING
When selecting an Expected Design Area, do not apply setbacks. These are included later.
